Florida Master Planned Communities

Large, amenity-rich developments with their own town centers, such as Lakewood Ranch or The Villages.

Florida’s largest master-planned communities function almost like their own small cities, with internal commercial districts, extensive amenity packages, and — in many cases — Community Development District (CDD) financing for infrastructure. CDD assessments are billed on the property tax bill separately from HOA dues and fund roads, utilities, and amenities via long-term bonds.

  • Del Webb Stone Creek

    Stone Creek is a large, golf-anchored Del Webb 55-plus community southwest of Ocala, built around the roughly 3,800-home community’s Reflection Bay amenity complex and the Terry Doss-designed Stone Creek Golf Club.

  • Del Webb eTown

    Del Webb eTown is a sold-out, 346-home, 55-plus gated village within Jacksonville’s larger eTown master-planned community, built around a roughly 13,000-square-foot clubhouse and genuine proximity to Mayo Clinic Jacksonville and other major hospital systems.

  • Del Webb Lakewood Ranch

    Del Webb Lakewood Ranch is a 1,286-homesite, 55-plus gated community within the larger Lakewood Ranch master plan, anchored by a 21,000-square-foot clubhouse, six tennis courts, and eight pickleball courts, roughly 17 miles from Sarasota-Bradenton International Airport.

  • Del Webb Orlando

    Del Webb Orlando is a fully built-out, 830-home, 55-plus gated community in Davenport within the Ridgewood Lakes master plan, anchored by the 30,800-square-foot Montecito clubhouse and notable for carrying no CDD fee.

    Del Webb Oasis is a newer, 422-home, 55-plus guard-gated community in Winter Garden’s Horizon West/Hamlin area, built 2022-2026, with reported distances to Walt Disney World that vary significantly by source and should be independently verified.

    Del Webb Tradition is a 550-home, 55-plus gated village within Port St. Lucie’s larger Tradition master plan, offering villas and single-family homes within close proximity to Cleveland Clinic Tradition Hospital.

  • Four Seasons at Wylder

    Four Seasons at Wylder is a newer, K. Hovnanian-built, 55-plus gated neighborhood within the 1,970-acre Wylder master plan in Port St. Lucie, anchored by the Audubon Club and priced from roughly $325,000.

  • Latitude Margaritaville Watersound

    Latitude Margaritaville Watersound is a large, still-expanding, Minto/Margaritaville/St. Joe 55-and-better community near Panama City Beach, planned for roughly 3,700 homes across five collections priced from the $300,000s to over $1.1 million.

  • Cresswind at PGA Village Verano

    Cresswind at PGA Village Verano is a 249-home, 55-plus gated Kolter Homes community in Port St. Lucie built around the 27,000-square-foot Club Talavera and a 27-court private pickleball complex, with special access to PGA Golf Club’s 54 holes.

  • Valencia Cay at Riverland

    Valencia Cay at Riverland is a 1,071-home, 55-plus gated GL Homes village and the first Valencia neighborhood built within Riverland, a roughly 4,000-acre master plan in Port St. Lucie with no CDD fee.

    Mirasol is a roughly 1,200-home, guard-gated golf community in Palm Beach Gardens built around two Tom Fazio- and Arthur Hills-designed courses that have hosted the Honda Classic, currently undergoing an $82 million clubhouse renovation.

  • PGA National

    PGA National is a large, roughly 5,000-home "community of communities" in Palm Beach Gardens anchored by the PGA National Resort & Spa and its five championship golf courses, including the Champion Course that hosts the PGA TOUR’s Cognizant Classic.

  • Esplanade at Highland Ranch

    Esplanade at Highland Ranch is a sold-out, 475-home, 55-plus gated Taylor Morrison community in northern Clermont near Minneola, offering resort-style amenities and current resale pricing averaging around $533,000.

  • Esplanade at Azario Lakewood Ranch

    Esplanade at Azario Lakewood Ranch is a large, actively selling, all-ages, bundled-golf Taylor Morrison community spanning the Lakewood Ranch/Parrish area, with roughly 1,450-1,512 homes and golf-deeded HOA fees of approximately $550-600-plus per month.

  • Talis Park

    Talis Park is a roughly 500-home, guard-gated, all-ages golf community in North Naples built around a Greg Norman/Pete Dye-designed course ranked among Golf Digest’s top 20 in Florida, with beach access via a daily shuttle to Vanderbilt Beach.

  • Mediterra

    Mediterra is a capped-at-950-home, gated, all-ages golf community straddling the Naples/Bonita Springs border, built around two Tom Fazio-designed courses and a private beach club on Bonita Beach.

  • Miromar Lakes

    Miromar Lakes is a gated, all-ages, resort-style golf and waterfront community in Estero built around 700 acres of freshwater lakes and 3 miles of private beach, located roughly 4 miles from Southwest Florida International Airport.

  • Pelican Landing

    Pelican Landing is a large, established, gated, all-ages master-planned community in Bonita Springs with a private barrier-island Beach Park, a Sailing Center, and Pelican’s Nest Golf Club’s 36 holes, encompassing the exclusive Colony Golf & Bay Club enclave.

  • Bonita Bay

    A large, established 1985-era gated golf and yacht community in Bonita Springs with 5 championship golf courses, a full-service marina, and roughly 1,400 acres of preserved open space, currently in the middle of a $110 million clubhouse rebuild approved in 2026.

  • Fiddler’s Creek

    A large, still-actively-developing gated golf community between Naples and Marco Island, with a private Arthur Hills-designed golf course, a Marco Island beach/marina club, and a genuinely current (2024-2025) local controversy over a 750-unit apartment development approved on land many residents believed would remain permanent conservation land.

  • On Top of the World

    One of Florida’s largest and longest-established 55-plus communities, developed since 1975 by the Colen family on a former cattle ranch southwest of Ocala, with three golf courses, an on-site town square, and a distinctive land-lease ownership structure in its original section.

  • Esplanade Golf & Country Club at Lakewood Ranch

    The original Taylor Morrison "Esplanade" community in Lakewood Ranch, a roughly 1,250-home, sold-out gated golf community with a hybrid mandatory/optional golf-membership structure and a popular on-site restaurant, Bahama Bar.

  • Boca Royale Golf & Country Club

    A 1,000-acre, general-population gated golf community in Englewood that skews heavily retiree, currently transitioning to a fully private club in mid-2026 after a full 2024 golf-course rebuild by Neal Communities.

  • Pelican Bay

    A large, established master-planned community on roughly 2,330 acres in north Naples, built around nearly 3 miles of private Gulf beach with tram access and two beachfront restaurants, currently at the center of a contested 2024-2026 dispute over a neighboring resort’s proposed water park.

  • The Vineyards

    A large, established 1988-era gated golf community spanning 1,375 acres and 38 neighborhoods in north-central Naples, with two recently renovated 18-hole courses and an optional, increasingly expensive private club.

  • Treviso Bay

    A south Naples gated golf community built around a TPC-branded Arthur Hills course, developed through a complicated multi-builder history after original developer VK Development halted construction during the housing downturn.

  • Island Walk

    A large, Venetian-themed, non-golf gated community in North Naples built by DiVosta Homes starting in 1998, centered on a distinctive lake-and-bridge Town Center with an on-site gas station, car wash, and post office.

  • Isles of Collier Preserve

    A large, nature-focused, non-golf Minto Communities development on Naples Bay’s edge, built around a multi-mile paddling waterway and preserved wetlands, now fully sold out of new construction as of March 2026.

  • VeronaWalk

    A Venetian-themed, non-golf gated community in south Naples built by DiVosta Homes starting around 2004, notable for a February 2024 service-dog incident that led the HOA to cancel its café operator’s lease.

  • Bonita National Golf & Country Club

    A bundled-golf, gated community in Bonita Springs developed by Lennar starting in 2014, managed since 2022 by Troon Privé and named a BoardRoom Magazine "Distinguished Club" in December 2025.

  • Verandah

    A 1,456-acre riverfront golf community along the Orange River in Fort Myers, originally developed by Bonita Bay Group, sold to Kolter in 2012, and now built out primarily by Neal Communities with two Nicklaus- and Cupp-designed courses.

  • Del Webb Naples

    A 55-plus, gated enclave with its own golf course and two large clubhouses, located not in Naples but roughly 30 miles inland in Ave Maria, a planned Catholic-identity Collier County town co-developed by Barron Collier Companies and the Ave Maria Foundation.

  • Winding Cypress

    A general-population, non-golf gated community in south Naples built by DiVosta Homes starting in 2015-2016, defined by its preserve-and-lake setting directly adjacent to Picayune Strand State Forest.

  • Esplanade Lake Club

    A gated, lake-centered community in Fort Myers built by Taylor Morrison, Pulte, and Seagate Development around a 352-acre lake shared with neighboring Miromar Lakes, with a fee structure conflicting across sources and an unresolved age-restriction status.

  • Paseo

    A gated, Mediterranean-style community in south Fort Myers built by Stock Development starting in 2006, centered on a large Village Center amenity hub with a movie theater and pub, despite sometimes being mistakenly associated with Naples.

  • Valencia Trails

    A now sold-out, 55-plus GL Homes community of roughly 850 single-story homes on Immokalee Road in North Naples, notable for carrying no CDD and for a real, sourced 2025 land-use dispute residents engaged with on the community’s only access corridor.

  • Arborwood Preserve

    A 332-acre gated community off the Gateway corridor near Southwest Florida International Airport, originally developed by WCI Communities and completed by Lennar after its 2017 acquisition of WCI, built around an amenity-rich Town Center rather than a golf course.

  • Legends Golf & Country Club

    A 650-acre, 1,290-plus-home gated golf community in Fort Myers built by Lennar starting in 1999, whose distinctive floating-target "aqua range" driving range was a total loss in Hurricane Ian and whose course completed a $9.6 million renovation in January 2026.

  • Esplanade by the Islands

    Esplanade by the Islands is a gated, Taylor Morrison-built resort-lifestyle community in East Naples off US-41 East, offering single-family homes, twin villas, and coach homes around a resort pool, wellness center, and Bahama Bar — marketed to, but not confirmed as legally restricted to, active adults and retirees.

  • Aberdeen

    Aberdeen is a large, mostly age-restricted, gated golf community in unincorporated Boynton Beach built out by developer UDC between 1983 and 1990, combining 25 separate residential villages — some under mandatory country-club membership, some not — around the private Aberdeen Golf & Country Club.

  • Terra Vista at Citrus Hills

    Terra Vista is the gated, hillside "flagship" village within the larger Villages of Citrus Hills master-planned community in Hernando, Citrus County, combining golf-course and clubhouse living with a mix of age-restricted and all-age gated enclaves.

  • The Place at Corkscrew

    The Place at Corkscrew is a gated, all-ages master-planned community of 1,325 single-family homes in Estero, built out by Pulte Homes and Lennar under master developer Cameratta Companies, centered on a resort-style clubhouse with a 100-foot waterslide pool — not age-restricted, which matters for retirees who find it on 55-plus aggregator sites despite its family orientation.

  • Cascades at River Hall

    Cascades at River Hall is the age-restricted, 55-and-over neighborhood within the larger River Hall master-planned community in rural Alva, in eastern Lee County, offering single-family homes behind a 24/7 gated entrance roughly 25-35 minutes from downtown Fort Myers. Reported as sold out by builders as of December 2024, it now trades primarily as a resale market.

  • Valencia Harbor

    Valencia Harbor is a newly launched, age-restricted 55-plus gated community by GL Homes in eastern Fort Myers, planned for 986 single-family detached homes from the mid-$300,000s; as of late 2026 it is still actively selling and still under construction on two of its three planned amenity centers.

  • Valencia Sky

    Valencia Sky is a new, gated, age-restricted 55-plus single-family community developed by GL Homes in East/South Naples, currently under active construction and sales as of 2026 as GL Homes' successor project to the now sold-out Valencia Trails.

  • Solivita

    A genuinely massive, roughly 4,300-acre gated 55-plus golf community in the Poinciana area near Kissimmee, with approximately 5,900 homes, two golf courses, 14 pools, and more than 250 resident clubs, governed by two separate Community Development Districts.

  • Latitude Margaritaville Daytona Beach

    A sold-out, roughly 3,763-home Jimmy Buffett/Margaritaville-branded 55-plus community built by Minto Communities on LPGA Boulevard in Daytona Beach, with a private beach club and shuttle, distinct from the adjacent, non-age-restricted LPGA International golf community.

  • Del Webb Ponte Vedra

    The original, established Del Webb 55-plus community within the Nocatee master-planned development, opened in 2007 with a roughly 38,000-square-foot Anastasia Club clubhouse and marketed access to TPC Sawgrass and nearby golf courses.

  • Del Webb Nocatee

    A newer, smaller Del Webb 55-plus community within the Nocatee master-planned development, opened in late 2021 with 845 homes and the Canopy Club clubhouse, now sold out for new construction with buyers directed to Del Webb St. Johns.

  • Century Village at Boca Raton

    Century Village at Boca Raton is one of four separately governed Century Village communities across Florida, a large, fully built-out 55-plus condominium community of 7,500 units across 105 buildings on 700 acres in western Boca Raton, built between 1970 and 1995 and organized as 16 separate neighborhood associations.

  • Century Village at Deerfield Beach

    Century Village at Deerfield Beach, also marketed as Century Village East, is the largest of Florida’s four Century Village communities by unit count, with 8,508 condominium units built between 1970 and 1995, a 145,000-square-foot main clubhouse, a 1,600-seat theater, and 15 satellite pools.

  • Wynmoor Village

    Wynmoor Village is a large, age-restricted 55-plus gated condominium community in Coconut Creek with 5,260 units built from 1978 to 1999, anchored by its own 18-hole Wynmoor Golf Club, a 50,000-plus-square-foot clubhouse, 19 pools, and an on-site medical center.

  • Kings Point in Delray Beach

    Kings Point in Delray Beach is a large, age-restricted 55-plus gated condominium community of 7,200 units built between 1973 and 1985, organized into three sections (Brittany, Flanders, and Monaco) and anchored by two Robert Trent Jones-designed golf courses.

  • Valencia Bonita

    Valencia Bonita is a GL Homes 55-plus gated community in Bonita Springs planned for 997 single-family and villa homes across 347 acres, anchored by a 45,000-square-foot waterfront clubhouse, resort-style pools, eight tennis and eight pickleball courts, and a full-service spa.

  • Valencia Ridge

    Valencia Ridge is a smaller-scale GL Homes 55-plus guard-gated community in Wesley Chapel, under construction since 2023 and planned for 395 single-family homes, anchored by a resort-style pool with beach entry, eight lighted pickleball courts, and a full-service clubhouse restaurant.

  • Kings Point at Sun City Center

    Kings Point at Sun City Center is a large, age-restricted 55-plus gated community developed from 1973 to 2015 with 5,277 homes and villas, governed by more than 100 separate condo associations and anchored by two clubhouses totaling 126,000 square feet, 27 holes of golf, and free internal and external tram service.

  • On Top of the World (Clearwater)

    On Top of the World in Clearwater is one of Florida’s longest-established 55-plus condominium communities, with roots dating to 1947, spanning 96 buildings and 4,959 units, and offering residents free access to two on-site golf courses within a notably low, largely all-inclusive HOA fee structure.

  • Oak Run

    Oak Run is one of Florida’s largest and most affordable 55-plus communities, with 3,509 homes across 1,400 acres in southwest Ocala, built by Decca from 1985 to 2007 and organized into six villages with five clubhouses, six pools, an 18-hole golf course, and more than 100 resident-run clubs.

  • Spruce Creek South

    Spruce Creek South is a 55-plus gated golf community in Summerfield directly across the street from The Villages, built from 1989 to 1995 with nearly 1,700 single-story homes, an 18-hole course winding through the community, a 25,000-square-foot clubhouse, and more than 30 resident clubs.

  • Cascades at St. Lucie West

    Cascades at St. Lucie West is a 1,158-home, age-restricted 55-plus gated community within the St. Lucie West master-planned area of Port St. Lucie, ranked #2 nationally for Best Value 55+ Active Adult Community by 55Places.com in 2018, anchored by a 26,000-square-foot clubhouse and a 9-hole pitch-and-putt golf course.

  • Vitalia at Tradition

    Vitalia at Tradition is a 55-plus gated community of more than 1,200 single-family homes and villas on 450 acres within the Tradition master-planned area of Port St. Lucie, anchored by the 24,000-square-foot lakefront Captiva Club, eight pickleball courts, and a putting green.

  • Heritage Isle

    Heritage Isle is the largest active-adult community in Brevard County, an age-restricted 55-plus gated community of more than 1,400 homes across 478 acres within Viera, built by Lennar since 2005, anchored by a 21,000-square-foot clubhouse and adjacent to the Duran Golf Club’s championship course.

  • Esplanade at Wellen Park

    Esplanade at Wellen Park is a Taylor Morrison 55-plus resort-style community under construction since 2025, planned for 877 homes within the larger Wellen Park master-planned area near Venice, anchored by a 16,000-square-foot clubhouse, a zero-entry pool, and a day spa, though without on-site golf.

  • Cresswind Lakewood Ranch

    Cresswind Lakewood Ranch is a Kolter Homes 55-plus gated community of 650 planned single-family homes across 250 acres within the Lakewood Ranch master-planned community, under construction since 2018, anchored by a 5.2-acre recreational center and Cresswind’s "Set Yourself FREE" lifestyle program.

  • Heritage Landing

    Heritage Landing is a Lennar-developed, guard-gated golf and country club community in Punta Gorda offering terrace condominiums, coach homes, and single-family homes, anchored by an 18-hole Gordon Lewis-designed golf course with golf membership included in every home purchase.

  • Burnt Store Marina

    Burnt Store Marina is a 600-acre, non-age-restricted boating and golf community in Punta Gorda with 1,920 residences across 47 sub-associations, anchored by one of the largest deep-water marinas on Florida’s Gulf Coast and a 27-hole golf course.

  • Del Webb Bexley

    Del Webb Bexley is a Pulte-developed, age-restricted 55-plus gated community in Land O’ Lakes offering up to 850 home sites across 489 acres, anchored by The Meridian clubhouse, a resort-style pool, and an outdoor amphitheater.

  • Del Webb at Viera

    Del Webb at Viera is a Pulte-developed, age-restricted 55-plus gated community planned for 1,300 homes within the Viera master-planned area on the Space Coast, anchored by a 30,000-square-foot clubhouse and bundled access to the adjacent Duran Golf Club.
