Florida Golf Communities

Communities built around golf course access, from casual executive-course neighborhoods to full country-club developments with mandatory membership.

Golf communities range from developments where a course is simply an amenity to full country-club communities where membership (and its associated dues) is a mandatory condition of ownership. Southwest Florida, especially Naples, has one of the highest concentrations of these communities in the country. Costs vary enormously depending on whether membership is optional, and whether the club includes just golf or a full slate of amenities (tennis, fitness, dining, social programming).

  • Del Webb Stone Creek

    Stone Creek is a large, golf-anchored Del Webb 55-plus community southwest of Ocala, built around the roughly 3,800-home community’s Reflection Bay amenity complex and the Terry Doss-designed Stone Creek Golf Club.

  • Del Webb Spruce Creek Preserve

    Del Webb Spruce Creek Preserve is a built-out, 810-home, 55-plus gated community south of Ocala in Dunnellon, anchored by the Terry Doss-designed Preserve Golf Club and reporting notably low HOA fees.

  • Four Seasons at Orlando

    Four Seasons at Orlando is a sold-out, 530-home, 55-plus gated community by K. Hovnanian in Kissimmee, built around access to Mystic Dunes Resort & Golf Club and within about 9-10 miles of Walt Disney World.

  • Cresswind at PGA Village Verano

    Cresswind at PGA Village Verano is a 249-home, 55-plus gated Kolter Homes community in Port St. Lucie built around the 27,000-square-foot Club Talavera and a 27-court private pickleball complex, with special access to PGA Golf Club’s 54 holes.

  • BallenIsles Country Club

    BallenIsles Country Club is a roughly 1,600-home, gated, all-ages golf community in Palm Beach Gardens built on the former PGA of America headquarters site, with three championship courses and a 115,000-square-foot clubhouse.

  • Mirasol

    Mirasol is a roughly 1,200-home, guard-gated golf community in Palm Beach Gardens built around two Tom Fazio- and Arthur Hills-designed courses that have hosted the Honda Classic, currently undergoing an $82 million clubhouse renovation.

  • Admirals Cove

    Admirals Cove is an ultra-luxury, guard-gated waterfront and golf community in Jupiter built around a man-made canal system, with 45 holes of golf, a 72-to-74-slip marina, and homes ranging from $1.5 million condos to $40 million-plus estates.

  • Jonathan’s Landing

    Jonathan’s Landing is a roughly 1,234-home, gated golf and marina community in Jupiter with genuinely optional (not mandatory) club membership, three golf courses including a 2024 Beau Welling Design course, and an on-site Loggerhead marina.

  • PGA National

    PGA National is a large, roughly 5,000-home "community of communities" in Palm Beach Gardens anchored by the PGA National Resort & Spa and its five championship golf courses, including the Champion Course that hosts the PGA TOUR’s Cognizant Classic.

  • Esplanade Golf & Country Club of Naples

    Esplanade Golf & Country Club of Naples is a sold-out, 1,100-plus-home, bundled-golf Taylor Morrison community in North Naples, one of the company’s most amenity-dense Esplanade developments with six tennis courts, a Culinary Center, and a Bahama Bar.

  • Esplanade at Azario Lakewood Ranch

    Esplanade at Azario Lakewood Ranch is a large, actively selling, all-ages, bundled-golf Taylor Morrison community spanning the Lakewood Ranch/Parrish area, with roughly 1,450-1,512 homes and golf-deeded HOA fees of approximately $550-600-plus per month.

  • Talis Park

    Talis Park is a roughly 500-home, guard-gated, all-ages golf community in North Naples built around a Greg Norman/Pete Dye-designed course ranked among Golf Digest’s top 20 in Florida, with beach access via a daily shuttle to Vanderbilt Beach.

  • Mediterra

    Mediterra is a capped-at-950-home, gated, all-ages golf community straddling the Naples/Bonita Springs border, built around two Tom Fazio-designed courses and a private beach club on Bonita Beach.

  • Quail West

    Quail West is a roughly 660-home, guard-gated, all-ages golf community in North Naples with two Arthur Hills-designed courses, a 100,000-plus-square-foot Grand Clubhouse, and mandatory membership starting at $100,000.

  • Miromar Lakes

    Miromar Lakes is a gated, all-ages, resort-style golf and waterfront community in Estero built around 700 acres of freshwater lakes and 3 miles of private beach, located roughly 4 miles from Southwest Florida International Airport.

  • Pelican Landing

    Pelican Landing is a large, established, gated, all-ages master-planned community in Bonita Springs with a private barrier-island Beach Park, a Sailing Center, and Pelican’s Nest Golf Club’s 36 holes, encompassing the exclusive Colony Golf & Bay Club enclave.

  • Bonita Bay

    A large, established 1985-era gated golf and yacht community in Bonita Springs with 5 championship golf courses, a full-service marina, and roughly 1,400 acres of preserved open space, currently in the middle of a $110 million clubhouse rebuild approved in 2026.

  • Colonial Country Club

    A fully built-out, 1,699-home Pulte-developed golf community near RSW airport in Fort Myers, with mandatory bundled club membership split between a Golf Village and Lakes Village tier and a golf course freshly renovated in 2025-2026.

  • Fiddler’s Creek

    A large, still-actively-developing gated golf community between Naples and Marco Island, with a private Arthur Hills-designed golf course, a Marco Island beach/marina club, and a genuinely current (2024-2025) local controversy over a 750-unit apartment development approved on land many residents believed would remain permanent conservation land.

  • Grandezza

    A fully built-out, roughly 980-home gated golf community in Estero built by Stock Development under an "Affordable Luxury" banner, with mandatory bundled club membership now operated by a corporate multi-club owner (Heritage Golf Group, since September 2023) rather than as a member-owned equity club.

  • Gulf Harbour Yacht & Country Club

    A waterfront golf and yacht-club community on the Caloosahatchee River in Fort Myers, developed by Grosse Pointe Development Company and anchored by a large deep-water marina that sustained significant Hurricane Ian damage in 2022 and completed an 18-month, $6 million rebuild in 2024, with a separate $19 million clubhouse expansion underway through Fall 2026.

  • Heritage Bay Golf & Country Club

    A bundled-golf, gated community in North Naples with 27 holes across three nines and a resident population that skews dramatically older (median age 70.3 per the 2020 Census) despite carrying no legal age restriction, currently the site of an unrelated but documented elder-fraud case tied to post-Hurricane-Ian repair scams targeting several nearby communities.

  • Heritage Palms Golf & Country Club

    A 1,662-home, 55-plus bundled-golf community in Fort Myers built by U.S. Homes (later a Lennar subsidiary) with two full 18-hole courses, where every homeowner’s dues fund golf regardless of whether they play, and where reported total annual costs across two conflicting fee breakdowns both land near roughly $9,400-$9,900.

  • Pelican Preserve

    A large, fully built-out 2,498-home, 55-plus guard-gated community in Fort Myers built by WCI Communities, anchored by a roughly 70,000-square-foot "Town Center" amenity campus and 27 holes of optional (not bundled) golf, now operated by Heritage Golf Group since its February 2022 acquisition.

  • Indian River Colony Club

    A 55-plus, gated golf community in Viera founded in 1986 by retired military officers, with membership eligibility historically tied to military service and a maintenance program covering appliances, roofs, and HVAC systems.

  • On Top of the World

    One of Florida’s largest and longest-established 55-plus communities, developed since 1975 by the Colen family on a former cattle ranch southwest of Ocala, with three golf courses, an on-site town square, and a distinctive land-lease ownership structure in its original section.

  • Esplanade Golf & Country Club at Lakewood Ranch

    The original Taylor Morrison "Esplanade" community in Lakewood Ranch, a roughly 1,250-home, sold-out gated golf community with a hybrid mandatory/optional golf-membership structure and a popular on-site restaurant, Bahama Bar.

  • Boca Royale Golf & Country Club

    A 1,000-acre, general-population gated golf community in Englewood that skews heavily retiree, currently transitioning to a fully private club in mid-2026 after a full 2024 golf-course rebuild by Neal Communities.

  • Pelican Bay

    A large, established master-planned community on roughly 2,330 acres in north Naples, built around nearly 3 miles of private Gulf beach with tram access and two beachfront restaurants, currently at the center of a contested 2024-2026 dispute over a neighboring resort’s proposed water park.

  • The Vineyards

    A large, established 1988-era gated golf community spanning 1,375 acres and 38 neighborhoods in north-central Naples, with two recently renovated 18-hole courses and an optional, increasingly expensive private club.

  • Treviso Bay

    A south Naples gated golf community built around a TPC-branded Arthur Hills course, developed through a complicated multi-builder history after original developer VK Development halted construction during the housing downturn.

  • Bonita National Golf & Country Club

    A bundled-golf, gated community in Bonita Springs developed by Lennar starting in 2014, managed since 2022 by Troon Privé and named a BoardRoom Magazine "Distinguished Club" in December 2025.

  • Verandah

    A 1,456-acre riverfront golf community along the Orange River in Fort Myers, originally developed by Bonita Bay Group, sold to Kolter in 2012, and now built out primarily by Neal Communities with two Nicklaus- and Cupp-designed courses.

  • Seven Lakes

    One of Southwest Florida’s first 55-plus communities, built starting in 1971 with its own executive golf course, notable for a multi-year, well-documented post-Hurricane-Ian lockout dispute that drew sustained local TV news investigation.

  • Del Webb Naples

    A 55-plus, gated enclave with its own golf course and two large clubhouses, located not in Naples but roughly 30 miles inland in Ave Maria, a planned Catholic-identity Collier County town co-developed by Barron Collier Companies and the Ave Maria Foundation.

  • Legends Golf & Country Club

    A 650-acre, 1,290-plus-home gated golf community in Fort Myers built by Lennar starting in 1999, whose distinctive floating-target "aqua range" driving range was a total loss in Hurricane Ian and whose course completed a $9.6 million renovation in January 2026.

  • Carousel Cove at Bonita Fairways

    The sole age-restricted neighborhood within the larger Bonita Fairways development in Bonita Springs, paired with an 18-hole executive golf course that carries no mandatory membership, though this research found real, unresolved conflicts in the community’s basic size figures.

  • Riviera Golf Estates

    A mixed-housing 55-plus community in East Naples developed from 1967 to 2003, whose named Arnold Palmer-designed golf course has been closed since April 2022 and is the subject of a multi-year lawsuit that a Florida appellate court decided against the homeowners association in April 2026.

  • Aberdeen

    Aberdeen is a large, mostly age-restricted, gated golf community in unincorporated Boynton Beach built out by developer UDC between 1983 and 1990, combining 25 separate residential villages — some under mandatory country-club membership, some not — around the private Aberdeen Golf & Country Club.

  • Terra Vista at Citrus Hills

    Terra Vista is the gated, hillside "flagship" village within the larger Villages of Citrus Hills master-planned community in Hernando, Citrus County, combining golf-course and clubhouse living with a mix of age-restricted and all-age gated enclaves.

  • Solivita

    A genuinely massive, roughly 4,300-acre gated 55-plus golf community in the Poinciana area near Kissimmee, with approximately 5,900 homes, two golf courses, 14 pools, and more than 250 resident clubs, governed by two separate Community Development Districts.

  • Del Webb Ponte Vedra

    The original, established Del Webb 55-plus community within the Nocatee master-planned development, opened in 2007 with a roughly 38,000-square-foot Anastasia Club clubhouse and marketed access to TPC Sawgrass and nearby golf courses.

  • Wynmoor Village

    Wynmoor Village is a large, age-restricted 55-plus gated condominium community in Coconut Creek with 5,260 units built from 1978 to 1999, anchored by its own 18-hole Wynmoor Golf Club, a 50,000-plus-square-foot clubhouse, 19 pools, and an on-site medical center.

  • Kings Point in Delray Beach

    Kings Point in Delray Beach is a large, age-restricted 55-plus gated condominium community of 7,200 units built between 1973 and 1985, organized into three sections (Brittany, Flanders, and Monaco) and anchored by two Robert Trent Jones-designed golf courses.

  • Kings Point at Sun City Center

    Kings Point at Sun City Center is a large, age-restricted 55-plus gated community developed from 1973 to 2015 with 5,277 homes and villas, governed by more than 100 separate condo associations and anchored by two clubhouses totaling 126,000 square feet, 27 holes of golf, and free internal and external tram service.

  • On Top of the World (Clearwater)

    On Top of the World in Clearwater is one of Florida’s longest-established 55-plus condominium communities, with roots dating to 1947, spanning 96 buildings and 4,959 units, and offering residents free access to two on-site golf courses within a notably low, largely all-inclusive HOA fee structure.

  • Oak Run

    Oak Run is one of Florida’s largest and most affordable 55-plus communities, with 3,509 homes across 1,400 acres in southwest Ocala, built by Decca from 1985 to 2007 and organized into six villages with five clubhouses, six pools, an 18-hole golf course, and more than 100 resident-run clubs.

  • Spruce Creek South

    Spruce Creek South is a 55-plus gated golf community in Summerfield directly across the street from The Villages, built from 1989 to 1995 with nearly 1,700 single-story homes, an 18-hole course winding through the community, a 25,000-square-foot clubhouse, and more than 30 resident clubs.

  • Cascades at St. Lucie West

    Cascades at St. Lucie West is a 1,158-home, age-restricted 55-plus gated community within the St. Lucie West master-planned area of Port St. Lucie, ranked #2 nationally for Best Value 55+ Active Adult Community by 55Places.com in 2018, anchored by a 26,000-square-foot clubhouse and a 9-hole pitch-and-putt golf course.

  • Heritage Isle

    Heritage Isle is the largest active-adult community in Brevard County, an age-restricted 55-plus gated community of more than 1,400 homes across 478 acres within Viera, built by Lennar since 2005, anchored by a 21,000-square-foot clubhouse and adjacent to the Duran Golf Club’s championship course.

  • Heritage Landing

    Heritage Landing is a Lennar-developed, guard-gated golf and country club community in Punta Gorda offering terrace condominiums, coach homes, and single-family homes, anchored by an 18-hole Gordon Lewis-designed golf course with golf membership included in every home purchase.

  • Burnt Store Marina

    Burnt Store Marina is a 600-acre, non-age-restricted boating and golf community in Punta Gorda with 1,920 residences across 47 sub-associations, anchored by one of the largest deep-water marinas on Florida’s Gulf Coast and a 27-hole golf course.
