Waterfront communities in Florida range from ocean or Gulf-front high-rise condos to inland canal-front single-family neighborhoods with private docks. Waterfront property carries materially higher flood-insurance costs and stricter building/elevation requirements than inland property, and buyers should verify a specific address’s FEMA flood zone individually rather than assume by neighborhood.

Admirals Cove is an ultra-luxury, guard-gated waterfront and golf community in Jupiter built around a man-made canal system, with 45 holes of golf, a 72-to-74-slip marina, and homes ranging from $1.5 million condos to $40 million-plus estates.
- Jonathan’s Landing
Jonathan’s Landing is a roughly 1,234-home, gated golf and marina community in Jupiter with genuinely optional (not mandatory) club membership, three golf courses including a 2024 Beau Welling Design course, and an on-site Loggerhead marina.
- Miromar Lakes
Miromar Lakes is a gated, all-ages, resort-style golf and waterfront community in Estero built around 700 acres of freshwater lakes and 3 miles of private beach, located roughly 4 miles from Southwest Florida International Airport.
- Pelican Landing
Pelican Landing is a large, established, gated, all-ages master-planned community in Bonita Springs with a private barrier-island Beach Park, a Sailing Center, and Pelican’s Nest Golf Club’s 36 holes, encompassing the exclusive Colony Golf & Bay Club enclave.
- Bonita Bay
A large, established 1985-era gated golf and yacht community in Bonita Springs with 5 championship golf courses, a full-service marina, and roughly 1,400 acres of preserved open space, currently in the middle of a $110 million clubhouse rebuild approved in 2026.
- Gulf Harbour Yacht & Country Club
A waterfront golf and yacht-club community on the Caloosahatchee River in Fort Myers, developed by Grosse Pointe Development Company and anchored by a large deep-water marina that sustained significant Hurricane Ian damage in 2022 and completed an 18-month, $6 million rebuild in 2024, with a separate $19 million clubhouse expansion underway through Fall 2026.
- Palm Bay Estates
A 55-plus, resident-owned manufactured-home co-op in Palm Bay with direct canal access to the Indian River Lagoon, currently at the center of an unresolved 2026 dispute with the City of Palm Bay over who pays to repair a collapsed private access road.
- Pelican Bay
A large, established master-planned community on roughly 2,330 acres in north Naples, built around nearly 3 miles of private Gulf beach with tram access and two beachfront restaurants, currently at the center of a contested 2024-2026 dispute over a neighboring resort’s proposed water park.

A large, nature-focused, non-golf Minto Communities development on Naples Bay’s edge, built around a multi-mile paddling waterway and preserved wetlands, now fully sold out of new construction as of March 2026.

A 1,456-acre riverfront golf community along the Orange River in Fort Myers, originally developed by Bonita Bay Group, sold to Kolter in 2012, and now built out primarily by Neal Communities with two Nicklaus- and Cupp-designed courses.

A 1973-1974-era, 108-unit, age-restricted waterfront condominium property on the Caloosahatchee River in Cape Coral’s original, centrally located Caloosahatchee neighborhood.
- Esplanade Lake Club
A gated, lake-centered community in Fort Myers built by Taylor Morrison, Pulte, and Seagate Development around a 352-acre lake shared with neighboring Miromar Lakes, with a fee structure conflicting across sources and an unresolved age-restriction status.
- Old Bridge Village Co-Op
A resident-owned manufactured-home cooperative on the Caloosahatchee River in North Fort Myers, dating to 1972, whose private marina and roughly 60 moored boats were devastated by Hurricane Ian in September 2022.
