Florida Cost of Living for Retirees
Florida has no state income tax, which is the headline reason many retirees consider a move. But the full cost picture is more complicated: property taxes, homeowners and flood insurance, and HOA/CDD fees vary enormously by market and can offset some or all of the income-tax savings, especially along the coast. A meaningful comparison needs to look at true all-in ownership cost, not just the purchase price or the absence of state income tax.
The single biggest lever on cost is coastal proximity: insurance and flood-insurance costs rise sharply near the Gulf or Atlantic, while inland markets (like The Villages) carry structurally lower insurance costs as a tradeoff against daily beach access. The second biggest lever is community type — a gated golf community with HOA, CDD, and club dues can add several thousand dollars a month beyond the mortgage, while many older, non-age-restricted neighborhoods carry no HOA at all.
